This policy explains what Atlanta Rent By Owners, a trade name of Upbound Realty LLC (“we”), collects when you use atlantarentbyowner.com or text us, and what we do with it. Questions: call or text (470) 649-3368 or email customerservice@atlantarentbyowner.com.

What we collect

• What you give us: your first name, mobile number, the room you are interested in, your move-in timing, and what you say in text messages or by phone.
• If you are an owner or property manager: your name, phone, email, property zip code and type, and any note you add to the owner form.
• Your text-message consent record: that you agreed, which page or message you agreed on, and when.
• Basic technical data your browser sends to our website host, such as IP address, browser type and pages viewed.
• If you apply: the information needed for a background check, a credit check, and proof and history of income. That is collected through the screening process and not through this Site's inquiry form.

How we use it

• To reply to your inquiry, send listing links, schedule tours and follow up.
• To review rental applications fairly and keep records of our communications.
• To run and secure the Site, and to meet legal and regulatory obligations.

Some of our text replies are drafted by an automated assistant. A team member is alerted when you ask for a person, when you ask to tour, or when a question needs a human answer.

Who we share it with

We use service providers to run our messaging and website. They handle your information only to provide those services to us: Twilio (sending and receiving text messages), n8n (workflow automation and our lead records), Anthropic (the AI model that drafts replies from your messages), and HostGator (website hosting). We may also disclose information when the law requires it or to protect our rights.

We do not sell your personal information. We do not share your mobile number or text-message consent with third parties or affiliates for marketing or promotional purposes.

How long we keep it

We keep inquiry and conversation records for as long as needed to handle your inquiry, manage a tenancy, and meet legal and record-keeping requirements. After that we delete or de-identify them.

Your choices

• Reply STOP to any text to stop texts. Reply START to start again.
• Call or text (470) 649-3368, or email customerservice@atlantarentbyowner.com, to ask us to show, correct or delete the information we hold about you.
• Your browser lets you block or delete cookies. The Site works without them.

Security and children

We use reasonable safeguards, but no method of storing or sending data is completely secure. The Site is not meant for anyone under 18, and we do not knowingly collect information from children.

Changes

We may update this policy. The date at the top shows the latest version.
